Roti Modern Mediterranean has opened its first delivery-only kitchen in Smyrna, marking a shift in how the fast-casual brand is approaching growth in metro Atlanta. The kitchen is designed exclusively for off-premise orders and does not operate as a dine-in restaurant.

The new operation is intended to broaden service coverage across the Greater Atlanta area by using a centralized production site rather than a traditional storefront. Smyrna, located northwest of downtown Atlanta, was selected as the hub for this model as the company aims to increase reach while keeping the physical footprint smaller than a conventional restaurant.

How the “ghost kitchen” model changes the customer experience

Delivery-only kitchens—often referred to as ghost kitchens—are built around speed and consistency for delivery orders, with no front-of-house seating or walk-in service. For customers, this typically means ordering through delivery marketplaces or a brand’s own digital ordering channels, with fulfillment routed to a kitchen optimized for off-premise packaging and handoff.

Roti’s Smyrna kitchen is being supported through major third-party delivery platforms, including DoorDash, Uber Eats and Grubhub. The company has also tied the launch to a limited-time promotion offering $5 off first orders through February 28, 2026, available through digital ordering channels.

Atlanta fits into a broader growth strategy under Edible Brands

The opening comes after Roti’s acquisition by Atlanta-based Edible Brands, completed in February 2025. Since then, the company has pursued multiple growth avenues that combine traditional restaurant formats with non-traditional placements and distribution.

In 2025, Roti secured a vendor partnership connected to Mercedes-Benz Stadium, introducing a limited menu presence in one of the region’s highest-traffic sports and events venues. More recently, the company launched a national franchising program, with plans to target expansion markets including Michigan, Ohio, the Carolinas, Georgia, Florida and Texas.

Founded in 2007 in Chicago, Roti operates as a customizable Mediterranean fast-casual concept centered on bowls, salads and wraps. The brand’s current footprint includes corporate-owned locations in Chicago, Washington, D.C., and Minneapolis, along with an Atlanta presence connected to Mercedes-Benz Stadium.
