Rising Son in Avondale Estates to close March 29 after decade, citing rent and disruption

A decade-long breakfast fixture in Avondale Estates is preparing to serve its final meals
Rising Son, a long-running breakfast-and-brunch restaurant in Avondale Estates’ Tudor Village, is set to close after service on March 29, 2026, ending a roughly 10-year run in the city’s compact commercial district. The restaurant operates at 124 N. Avondale Road, a stretch known for small storefronts and locally oriented dining.
The closure date places Rising Son’s final weekend at the end of March, a period that can be pivotal for restaurant cash flow as operators plan for spring demand and staffing. Its departure also comes as Avondale Estates continues to evolve as a dining destination within DeKalb County’s east-of-Atlanta corridor.
Owner points to compounding rent increases and unresolved lease terms
Chef and restaurateur Hudson Rouse has attributed the decision primarily to the economics of the lease. He has described annual rent escalation—reported as 3% compounded each year—as increasingly difficult to absorb as restaurant margins tightened. In statements explaining the closure, Rouse said the landlord was unwilling to adjust the rate for the next lease period, which he characterized as making continued operation financially unsustainable.
In addition to rent, Rouse has cited disruption from nearby road construction as a factor. Restaurants in pedestrian-oriented districts can be sensitive to reduced access, parking constraints, and shifting traffic patterns, particularly for daytime concepts dependent on steady turnover and convenience.
Rising Son’s closing plan keeps the business open through its normal service before ending operations on March 29.
Menu and brand elements expected to continue through a new East Lake opening
Rouse has indicated that some of Rising Son’s popular dishes will continue at Babygirl, a forthcoming restaurant planned for East Lake. Babygirl is expected to open in early April 2026 at the Hosea + 2nd development, positioning it within a mixed-use node that has been adding tenants and reshaping neighborhood retail in recent years.
Rouse’s restaurant portfolio extends beyond Rising Son. He also operates other concepts on Atlanta’s east side, reflecting a broader pattern in the region’s independent dining scene: operators increasingly spread risk across multiple locations and formats while navigating cost pressures that can include labor, food prices, and occupancy.
What the closure means for Avondale Estates’ Tudor Village corridor
Rising Son’s exit underscores the importance—and fragility—of small commercial districts where independent restaurants often serve as anchors. Avondale Estates has invested in public-realm improvements and has experienced periods of construction and traffic reconfiguration, changes that can bring long-term benefits but short-term strain for street-level businesses.
Final service date: March 29, 2026.
Location: 124 N. Avondale Road, Avondale Estates.
Operational profile: daytime breakfast-and-brunch service in the Tudor Village area.
Next chapter: select menu items expected to appear at Babygirl in East Lake, planned to open in early April 2026.
For patrons, the closing date provides a defined window to revisit a familiar neighborhood dining room. For the city’s business district, it presents a near-term vacancy and a longer-term test of whether lease structures and construction impacts can be managed in ways that keep locally owned operators viable.
