New operator named for BeltLine-area hotel and private club

Davidson Hospitality Group’s lifestyle division, Pivot, has been selected to manage FORTH Atlanta, a combined hotel and members-only social club in Atlanta’s Old Fourth Ward. The ownership group, New City Properties, confirmed the operational change as FORTH positions itself as a hospitality destination blending lodging, dining, events, and wellness-focused amenities in a single property.

FORTH Atlanta occupies a 16-story tower built with a structural diagrid exterior and is located along the Atlanta BeltLine’s Eastside Trail near major activity nodes in the neighborhood. The development has been described as a $150 million project and was designed by Morris Adjmi Architects.

What the property includes

The building combines a 196-room luxury boutique hotel with 39 apartment-style accommodations intended for longer stays. Programming is designed to serve both overnight guests and local users through food-and-beverage venues, event capacity, and health-and-fitness infrastructure.

  • 196 hotel rooms, plus 39 extended-stay, apartment-style units
  • Four food-and-beverage concepts across the property
  • More than 9,700 square feet of meeting and event space
  • An outdoor pool and deck
  • A fitness and wellness offering that has been described at 20,000 square feet, alongside class-based programming and recovery-style amenities

The FORTH Club and a member-driven model

Alongside the hotel, FORTH includes a private social club branded as FORTH Club. The club is structured around member access to dedicated lounge and dining space and a calendar of programming that emphasizes social connection, culture, and wellness. Membership categories are presented for individuals and couples, with a reduced-rate option available for people working in public service roles and for artists, subject to eligibility verification.

FORTH is positioned as a dual-use property: a hotel for travelers and a private club designed to function as a daily-use hub for local members.

Why the management selection matters

Third-party management is a key lever in how high-end hotels and mixed-use hospitality properties operate, affecting staffing, service standards, revenue strategy, and how food-and-beverage and events are integrated into the overall business model. Pivot operates within Davidson Hospitality Group’s broader platform, which includes specialized divisions focused on distinct hotel segments.

For Atlanta’s Old Fourth Ward—an area that has seen sustained growth tied to the BeltLine and adjacent developments—the announcement underscores ongoing investment in hospitality concepts that target both visitors and local residents. The mix of extended-stay units, multiple dining venues, and a members club reflects a model increasingly used by developers seeking diversified revenue streams beyond traditional room nights.
