Construction has begun on Oakland Exchange, a redevelopment of two historic warehouse buildings in Atlanta’s Oakland City neighborhood that is planned to add new housing and small-business commercial space near the Atlanta Beltline’s Westside Trail network. The project is located at 1088 and 1100 Murphy Ave. SW on a roughly six-acre site, across Sylvan Road from the Murphy Crossing redevelopment area.

The first phase is designed as an adaptive reuse of early-1900s brick warehouses long associated with the former Cut Rate Box Co. operations. The buildings are visible from MARTA rail lines that run between downtown Atlanta and Hartsfield-Jackson Atlanta International Airport, making the site a prominent gateway into southwest Atlanta.

What is being built in Phase I

Phase I is planned to deliver 126 loft-style apartments and approximately 16,000 square feet of creative commercial space aimed at local small businesses. Plans also include about 3,000 square feet of retail and restaurant space oriented toward the Oakland + Murphy Connector Trail, a future Beltline connection that remains in design.

How the deal is structured

Oakland Exchange is moving forward through a public-private arrangement in which the Atlanta Beltline acquired the site and existing buildings and the development team is proceeding under a long-term ground lease. The financing package includes both public and private components, including a construction loan, historic tax credit financing, and a mix of local funding tools intended to support affordability goals.

The project is structured to preserve historically significant buildings while expanding housing and commercial space near current and future Beltline infrastructure.

Broader Beltline context and future phases

Oakland Exchange sits next to Murphy Crossing, a separate, larger redevelopment area where planning and entitlement work has been underway in recent years. Murphy Crossing has been described as being in an entitlement phase that includes regional review and a rezoning process.

Beyond the initial warehouse conversion, Oakland Exchange is planned to include future phases of ground-up development at 1066 Murphy Ave. and 1135 Sylvan Road. Those later phases are expected to pursue multifamily uses consistent with current high-density residential zoning.

Project design and construction management teams have been identified, with the current phase framed as a step toward additional housing options and new commercial activity along southwest Atlanta’s Beltline-adjacent corridors.
