A long-discussed redevelopment site is back with a new proposal

A mixed-use redevelopment is being advanced for a portion of the Church at Wieuca campus in Buckhead, targeting the prominent corner of Peachtree and Wieuca roads near Phipps Plaza. The concept, branded as “3600 Peachtree,” envisions a new office high-rise paired with a multifamily residential tower, along with ground-level commercial space.

The project is proposed by Crescent Communities, which has said it is under contract to acquire roughly 2.4 to 2.5 acres from the church. The church would remain on the broader campus, with new construction intended to occur around existing religious facilities rather than replace them.

Current plans call for a 21-story, approximately 375,000-square-foot Class A office tower and a residential building with more than 300 apartments. Plans also include street-level food-and-beverage space and shared amenity areas designed to serve office tenants and residents.

How this fits the site’s recent history

The corner has been studied for redevelopment for years. In 2021, church members voted to sell a portion of the campus for a mixed-use plan that preserved the main church building and sanctuary. That same year, the City of Atlanta rezoned the property following a contentious public process that included neighborhood concerns about traffic and scale. The rezoning was ultimately upheld in court after a legal challenge by a nearby condominium association.

An earlier master plan involved Greenstone Properties, with Crescent associated with the multifamily component. That earlier vision did not move forward, and Crescent has now taken a lead role in the latest iteration.

Market context: a notable office proposal at a cautious moment

The office component stands out because large, new speculative office proposals have been limited in recent years, as leasing activity and office construction slowed across the metro area. The proposed timeline anticipates a potential groundbreaking by the end of 2026, though construction schedules for high-rise projects typically depend on permitting, financing and tenant commitments.

The project’s next steps are expected to involve continued review of permits and design details, including requests tied to streetscape and pedestrian-space dimensions along Wieuca Road.

If built, 3600 Peachtree would add a new cluster of office and residential density on one of Buckhead’s most visible corridors, while continuing a broader trend of faith-owned properties being evaluated for mixed-use redevelopment in Atlanta.
